- Open-frame slatted pergola — horizontal slats over a posted frame. Partial shade, allows breeze, vines welcome. The cheapest and most common — $4K–$8K for a typical 4×4m structure.
- Gabled-roof veranda — matches your existing roof profile, with Colorbond or trafficable polycarb. Full weather protection. $10K–$18K.
- Flat-roof pergola — modern minimal, Colorbond or insulated panel roof. Good with contemporary builds. $9K–$15K.
- Louvred-roof pergola — aluminium louvres that open/close on a hand crank or motor. Premium, year-round flexibility. $18K–$30K for a 4×4m.
- Freestanding pavilion — detached from house, often near pool/spa. $12K–$25K depending on roof type.
Material choices.
- Cypress posts + treated pine beams — classic, paintable, period-friendly. ~$95–$140/m of frame.
- Hardwood (merbau, blackbutt) — premium look, natural finish or oiled. ~$160–$230/m.
- Steel posts + steel beams — modern, slim profile, longest span. Hot-dip-galv or powder-coat finish. ~$120–$180/m.
- Concrete-encased steel — premium contemporary, integrated into stone wall. $250–$400/m.
Permit thresholds for pergolas.
- Under 20m² AND under 3m height: no building permit in most residential zones.
- Over 20m² OR over 3m: building permit ($450–$900 fee + surveyor $1,200–$2,000).
- BMO zone: AS 3959 BAL compliance applies. Steel posts + Colorbond roof simplest for BAL-29.
- Heritage Overlay: design impact statement required.
